Protection of Property and Security:
First,
Bristol Race Rentals, Inc., will provide a 24-hour hotline for our
guests if any problems with
the condos should occur or if additional information is needed, (423)
646-3098. Secondly, if the condo
is damaged or theft has occurred above that of the security deposit, the
tenant will be held responsible and accountable for all cost of repairs,
damage and theft. This includes the use of the security deposit
in addition to other cost that may be billed to the tenant. If BRR,
Inc., or the Owner is forced to file
suit to collect for any damages or theft, the tenant or renter is liable
for all court costs and attorneys
fees.
Security (Special Note):
RaceDay Condominiums is a gated condominium complex with security
guards. Each car will have to have a pass to enter into the complex.
Each person will
be issued a pass to carry on your person. If you leave your car in the
complex and walk to the track or shop at the track,
you must at all times have your pass with you.
The security personnel
will not allow entrance back into the complex without your personal
security pass.
Please be aware of this. Your passes will be issued to you at check-in.
Remember only 1 security pass will be issued to each person in your
group. No outside persons will be allowed in the complex per RaceDay
Center Security.
Owner shall provide all utilities including:
Electricity, Air Conditioning, Heating, Water and Sewer. Premises will
be found in a clean,
habitable condition at the time the Tenant takes occupancy. The Tenant
has access to kitchen use. Tenant must put away used kitchen dishes,
utensils and cookware. Iron/Ironing Board and all paper products.
Maps and Directions:
For
those guests renting from BRR Inc., we will have an office on sight at
the RaceDay complex
for you to pick up the keys and your security passes for your
condominium. In your contract is a map with directions to the
location. It is located just across the street from the main north
entrance of the speedway.
Security passes will have to be issued before entering the gated
complex. Please be sure to have
your contract with you and your driver's license at check-in.
Late
Arrivals:
Our
office will be open until 12:00 am (midnight) EST. If you are going to
be a late arrival due to plane delays, car problems, sickness, etc.,
please call our main office at (423) 764-3042, if your arrival will be
after 12:00 am midnight EST. We will make arrangements with the
security
guards to have your keys and passes for all late arrivals.
If we receive no calls we are to assume that all guests have checked in
or will arrive sometime in the morning. Our offices open again at 8:00
am the following morning. Check-in time is not until 12:00 pm (Noon).
Insurance:
Owners
shall obtain and keep in full force and effect during the term of the
Rental Listing
Agreement a public liability insurance policy covering losses suffered
on these premises, the limits of
the coverage being as insurance agent reasonably requires, the same
being comparable to coverage maintained on other rental units in the
community. The Owner holds BRR, Inc., harmless from claims and
judgments sought by third parties as well as the cost of defending such
claims and suits all due to losses or alleged losses suffered or alleged
to have been suffered on the premises. The Owners are expected to have
liability insurance for the premises and its contents. Further, BRR,
Inc., shall not be responsible to Owners or others for losses due to
theft, or damages caused by occupants or others to
the premises or contents. The Owners shall hold Bristol Race Rentals,
Inc., harmless for the same.
RESERVATION REQUIREMENTS
Our reservation requirements
are that 50%
of your total reservation must be paid for by credit card to secure any
property listing and/or tickets you may purchase. You have within
30 days
of the race date to pay the remaining balance. Upon completion of your
reservation, we will mail you a receipt and confirmation letter noting
the balance-due to be paid. If "no money" is received by check or money
order,
we reserve the right
to charge the remaining balance to your credit card.
If you make reservations within the
30 day
period of race day,
100%
of the total purchase must be paid in full at the time of reservation.
This is done so to protect our clients, investments and business. A one
night security deposit is required on each condominium rental.
Tenant Cancellation Policy:
Our cancellation policy is that any reservation
cancelled prior
to 30 days of the race date, we
will refund all money
less 15%
for processing fees. If you cancel within the
30 day
race date
NO refund will be returned unless
property is re-rented. If this is the case, all money will be refunded
less 15%
for processing fees. All security deposits will be refunded within 30
days after the race date. |
